Christie's International Real Estate - Milan Exclusive is pleased to offer for sale a penthouse that was born from the recovery of the attic of a residential building designed and built in the sixties by the Milanese architect Ignazio Gardella. The building is located along Via Marina, in one of the areas of Milan that best preserve the memory of the urban and architectural interventions implemented starting from the second half of the eighteenth century under Austrian rule.
The context becomes the real matrix of the project: the rectangular plan of the building maintains its regularity on the front of via Marina, but is divided in correspondence with the eighteenth-century gardens of the Villa Belgiojoso-Bonaparte as if to gather and embrace the magnificent green spaces. The original pitched roof appeared extraneous to the overall linearity of the Gardella building. It was therefore opted for its complete dismantling; the new attic rests on the existing building but at the same time detaches from it by exploiting the break line of the copper eaves, which is maintained as a closing element of the existing facades.
The retraction of the attic profile, compared to the elevations towards the street and the gardens, reduces the visual impact and makes the addition of the new floor less invasive. Despite the setback, the plan respects the planimetric course of the existing building in accordance with the Gardellian design principles of harmonization of the external spaces, especially in correspondence with the irregularity of the north elevation. These criteria are also respected at the distribution level: the new terraces are built towards the internal courtyard and the eighteenth-century gardens of Villa Belgiojoso-Bonaparte, the service rooms and the accesses are kept inside, and on the outside the rooms with the larger views (bedrooms and living rooms).
The peculiarity of the intervention, in addition to the compositional delicacy and sensitivity due to the importance of the building, lies in the use of absolutely avant-garde constructive and technological solutions.
The structure supporting the roof is made up of metal elements, made with hot rolled steel sections, assembled on site; curvilinear beams are elements built and joined by continuous welding, all in compliance with current regulations. All the steel structure and the metal artifacts are finished by sandblasting and a layer of anti-rust.
The complex windowed surfaces, curved and studied with extreme attention to comply with the climatic comfort requirements set by current legislation, provide for the use of uprights and transoms with thermal and acoustic insulation, built in steel tubes, laid inside the roof; the system foresees the use of 'epdm' gaskets placed inside on the steel profiles in order to form a thermal barrier and to avoid any infiltration of water. The opening part is positioned in the lower / internal part to slide upwards complete with motor and is certified for water tightness.
Above the complex supporting structure, the 14 cm polyurethane foam insulation package is covered with a roof covering in titanium zinc Canadian tile. The particularity of the finish respects the strict rules dictated by the Superintendence of Cultural Heritage which protects properties of particular value and guides the interventions on them. The apartment, which has four elevators on the floor, is communicating with a solar roof of about 290 square meters where you can enjoy a magnificent 360 ° view of the city and its major architectural testimonies: the Duomo, the Velasca Tower and the Pirelli skyscraper.
