LOCATION

Glynch House sits on the outskirts of Newbliss village once home to the ancient Barony of Dartree and just a mere 7.7km from the town of Clones in County Monaghan. Newbliss village itself has a host of day to day amenities including a service station, butcher, post office and a number of pubs. HISTORY

Built by Richard Mayne c.1820, Glynch House is an imposing residence designed by Sir Richard Morrison to incorporate Grecian Porch and Doric columns. Sometime between the years of 1876 and 1957 the Kierans family occupied the property. Their son Dr James Kierans scratched his name on the study window in February 1917 and is still there to this day. The current family bought Glynch House in 1957 and it has been in the family since. The family farmed the land for over 60 years with 200 suckler cows, 400 sheep, 10,000 battery hens and 15 horses. They also began running a guest house in 1971 where they welcomed guests from all over the world.
Many guests came as strangers and left as friends who made many return visits throughout the years.

GLYNCH HOUSE

Glynch House has all the elements of a country home with a superb pillared porch commanding the entrance which leads on to an inviting front entrance hall. The drawing room to the left is a very bright and spacious room perfect for entertaining, warmed with a generous open marble fireplace with dual aspects providing stunning views overlooking Newbliss village and the rolling countryside. Across the hall the large dining room features a duo of tall sash windows and can comfortably accommodate large parties. Behind these, the central hallway features a wood burning stove that provides tremendous heat throughout the house. Accessed off this there is a fantastic family room for everyday use complete with a marble fireplace with a cast iron inset. The newly renovated kitchen is the heart of the residence and has a homely atmosphere. It consists of a mixture of high and
low level units with a granite countertop and rangemaster cooker with an electric hob. Beyond this is a pantry, utility and a boot room. Downstairs is complete with an office and a bathroom. The lower ground level also offers huge opportunities for imaginative recreation.

Upstairs there are six double bedrooms of good proportions three of which benefit from ensuite bathrooms. There are also a further two single bedrooms and a family bathroom.

GARDENS AND GROUNDS

The land is approx. 33.10 Ha (81.80 acres) of good grazing quality. The house is set within the middle of
the land accessed via a long driveway to the front of property where landscaped lawns flank the house. This adds a welcoming privacy and perfect peace and quiet which is one of the wonderful bonuses of living in the countryside. To the rear of the residence is the charming cut stone courtyard which is made up of multiple sheds. Behind this there is a slatted shed. There are mature boundaries throughout with good access to the paddocks while there is also a rear entrance to the farmyard for agricultural use. The land is rented to a local farmer and vacant possession will be given upon completion of the sale.

At either entrance to the residential part of the farm there are two gate lodges. While one is a ruin and would need substantial work the gate lodge at the main entrance is still in relatively good condition but is not habitable and would need modernising.
